We specialize in three major areas: commercial construction, design build, and construction management.
Only one question remains: how do you, the client, know what method of construction will suit your needs the best? Hopefully, the following information will give you an idea of the differences between these types of development, thus making a one-on-one meeting that much more rewarding.
Commercial Construction: This is a broad definition, which includes a vast array of various projects. These include, but are not limited to, the following: restaurants, office buildings, office/warehouses, hotels, and retail centers. We have been known to contract for the city as well, but this doesn't truly fit into any category. An example of this would be the Marina Boater's Facility or Public Parks work.
You, the client, receive many benefits by choosing CamRett as your general contractor or construction manager. We will manage the project down to the last detail and select highly qualified subcontractors to perform each step of the job at hand. We assure that project budgets and schedules are met, and coordinate consulting between the owner and architect to establish a clear scope of work.
Many entrepreneurs try to side-step the general contracting aspect of building a project, only to realize that this attempt to cut costs was in vain. Even if you feel that your goals and CamRett's do not match, please choose a general contractor that is experienced in this field. We have networking and management, as well as experience that more than validates the need for a general contractor. Don't sell your dream short.
Design Build: If you are trying to decide what construction method will suit you the best, bear in mind that there are subtle differences between ordinary commercial construction (where CamRett acts as the general contractor) and design build construction. Perhaps the most noticeable difference is that CamRett works with you (the owner) from the very first day to design a building that exceeds expectations. As a result, CamRett plays a key role in the architectural planning process (as opposed to the alternative of you coming to us with your own architectural plans designed by an architect of your choice). There are advantages to choosing to have a design build project. First of all, the architect, engineers, and CamRett work together as one cohesive team. There is less lag time between us receiving plans and other important information, thus saving you time. This indirectly means an easier planning process, with all of the advantages coming back to you. There is also the responsibility issue, which in this case would fall on one party--us. This reduces your liability as an owner.
Construction Management: As construction manager, CamRett determines the best way to deliver your project on time and within your budget. For knowledge's sake, there are two types of construction management-- CM-Advisor and CM Constructor (CM-at risk).
The CM-Advisor method involves multiple prime contracts. As a CM-Advisor, CamRett basically acts as a consultant, advising the owner throughout the planning process and managing the contractors all the way through to completion. We also provide pre-construction services such as estimating, scheduling, and constructability reviews. During the actual building process we manage the various contractors with a helping hand.
In the CM-at-risk method, the owner (you), design professional, and the CM are the three major players. If you choose this method, we hold all subcontracts for construction, as well as take responsibility for the task of contract management and construction. What does this boil down to? We are basically responsible for the entire project, thus reducing your liabilities.
